PRICE IT RIGHT
In the age of technology, sellers will sometimes ask themselves the benefits of hiring a Realtor. For agents, we ask why create a CMA (comparative market analysis) report presentation when sellers know whats out there. The reality is selling a home is not a game show, this is not wheel of fortune, and we are not the Vanna Whites of brokerage. You cannot simply pick a price based on a small percentage market value than guess what it will ultimately sell for without it being priced right.
The Home Seller
You are nervous but confident, you are ready to sell your home! You have now decided hire a professional schedule and appointment for your agent preview and they are prepared with a CMA to go over with you afterwards. You walk your agent around the home, and it’s finally time to talk turkey. At this point, you feel its necessary to share you have the nicest home on the block. The yard is flawless, winning “yard of the month” three months in a row with great curb appeal. A pool was put in less than 2 years ago, along with a few new appliances, and upgraded kitchen countertops. However, there are still things to do, like upgrade the bathrooms, and few miscellaneous projects you still need to work on, but at the end of the day? Heck, you have the best home on the block. Okay-now it is safe to say know what you will sell for. In your mind you will take no less than” $250,000.
The Agent
Drum roll please… As an agent we listen and take in what we hear then something suddenly happens, its called silence. The real market value of the home is only $223,000 with all the wing dings the home has to offer. As the bad news bears, the agent has to deliver the facts followed with… your home has a lot to offer, and at the right price we could get your home sold in timely manner.
By this point, your seller is really not listening. All they here, and see is the home being sold, the car packed, the kids, animals, and their significant other all ready to go. They have put confidence in you. Selling is an emotional thing for most people. When it is time to sell, don’t second guess your real estate agent. You chose them for a reason. They won your confidences now it is time to exercise trust.
